The Process of Concrete Installation

Not every floor needs color flakes and a full coating system. Sometimes the concrete itself is the finish — and when it’s done right, it’s one of the most striking looks you can put in a space.
Grind and seal is exactly what it sounds like. We grind your concrete surface smooth, removing imperfections, stains, and surface damage — then apply a penetrating or topical sealer that protects the slab and brings out the natural character of the concrete. The result is a clean, low-sheen to high-gloss floor that’s sealed against moisture, staining, and everyday wear.
It’s one of the most cost-effective concrete services we offer — and for the right space, it’s the best-looking option on the menu.
Grind and seal is a surface preparation and protection process — not a coating system. Instead of applying layers of polyaspartic or epoxy on top of the concrete, we work the concrete itself into the finished surface.
Here’s how it works:
Grinding — We use industrial diamond grinders to flatten, open, and smooth the concrete surface. This removes surface laitance (the weak top layer), light staining, minor pitting, trowel marks, and unevenness. The result is a uniform, clean slab with visible aggregate character.
Sealing — Once the surface is ground and cleaned, we apply a penetrating or topical sealer that locks moisture out, hardens the surface, and protects against staining and abrasion. The sealer sinks into the concrete’s pores rather than sitting on top like a film, which means it won’t peel, bubble, or delaminate.
The finish level — from a light matte to a reflective satin — depends on the grind level and sealer selected. We’ll walk you through your options during the consultation.
Both are great options. The right choice depends on your space, your goals, and your aesthetic preference.

Basements & Lower Levels Grind and seal is a popular basement finish for homeowners who want a clean, modern look without the cost of a full coating. It brightens the space, seals out moisture, and gives bare concrete a finished appearance that works with almost any decor style.
Retail & Commercial Spaces The polished-concrete look has been a staple of modern retail, restaurant, and office design for years — and for good reason. It’s easy to maintain, looks great under commercial lighting, and holds up to heavy foot traffic without showing wear. Grind and seal delivers that aesthetic at a fraction of the cost of full polishing.
Warehouses & Light Industrial For industrial and warehouse spaces that need a clean, sealed floor without the cost of a full coating system, grind and seal is a practical, durable solution. It controls concrete dust, makes cleanup easier, and extends the life of the slab.
Workshops & Utility Spaces If the space is functional first and decorative second, grind and seal gives you a smooth, protected surface that’s easy to sweep and mop — without overinvesting in a high-end coating finish.
New Construction On new slabs, grind and seal is an excellent way to address trowel marks, surface irregularities, and bleed water damage from the pour — and get a sealed, finished floor before the space is even occupied.
Grind and seal and concrete polishing are closely related processes — and we offer both.
If you want a higher level of sheen and surface refinement, we can continue grinding through progressively finer diamond grits to achieve a polished finish before sealing. True polished concrete reflects light like stone and has a depth and clarity that a basic grind and seal doesn’t match.
Polishing is a more involved process and costs more than a standard grind and seal — but for showrooms, upscale retail, modern office spaces, or any interior where the floor is part of the design statement, it’s worth every penny.
We’ll walk you through the sheen levels — from a flat matte grind to a high-gloss mirror polish — and help you find the finish that fits your space and your budget.
