Why Pads Need a Different System

A pad fails on a different standard than a patio or walkway, because nobody’s grading it on how it feels underfoot, they’re grading it on whether the thing sitting on top of it still works. Equipment pads have to stay level, not just intact. An AC condenser or generator that shifts even a small amount out of level can throw off internal components designed to run true, and a hot tub pad has to support a concentrated, sustained load that a typical walking-surface slab was never sized for.

Freeze-thaw heaving is the most common reason we get called out to look at an existing pad. A pad that wasn’t poured on a properly compacted, frost-resistant subbase will move with the ground every winter, and unlike a patio, where a little unevenness is just cosmetic, a pad that heaves out of level can put real equipment out of commission or void a manufacturer’s warranty. Utility considerations matter too: conduit runs, gas lines, and required clearances from structures and property lines all have to be accounted for before the pad goes in, not worked around after.

That’s why we don’t treat a pad like a mini patio. Every pad we build is sized and engineered for what’s actually going on top of it, the equipment’s footprint, weight, vibration, and manufacturer clearance requirements, not just poured to a standard size and hoped for the best.

Not Every Pad Needs the Same Solution

We’d rather tell you the truth than sell you the easiest option. Before we quote anything, we find out what your existing pad actually needs to support and what’s gone wrong with it.

If your existing pad is level, sized correctly, and structurally sound, sometimes all it needs is minor releveling or a protective coating to stop moisture and surface deterioration, a far cheaper fix than starting over. We’ll tell you when that’s a real option.

If the pad has heaved, settled out of level, cracked under load, or was undersized or misplaced for what’s sitting on it, we’ll tell you that too. An out-of-level equipment pad isn’t something you can shim your way around forever, and a pad that’s too small or too close to a structure can be a code problem waiting to surface at inspection or resale. In those cases, full replacement is the honest recommendation, sized, positioned, and prepped correctly the first time.

Every pad quote starts with an honest assessment, not a sales pitch.

Assessment & Recommendation

Every project starts with a site evaluation. We look at the concrete's structural condition, the pattern and depth of cracking, the subbase condition, drainage, and the intended use of the surface. If replacement is the right answer, we say so. If it isn't, we say that to

Removal & Demolition

Clean, professional removal of the existing slab. We haul everything off-site. The subbase is evaluated and prepared, compacted, graded, and addressed where necessary, before any new concrete goes down. This step is where most concrete replacements cut corners. We do

Forming & Preparation

Forms are set to the correct grade, slope, and dimension. Proper drainage slope is not optional, it's engineered into every project. Control joints are planned and placed to manage where the concrete will crack as it cures and ages, rather than leaving that to chance.

Built for Fort Wayne Weather

Indiana’s freeze-thaw cycling is especially hard on pads, because unlike a patio or walkway, a pad that shifts even slightly out of level stops doing its job even if it still looks fine. We build every pad to handle that.

Our pad systems are built specifically with that in mind:

  • Frost-resistant subbase prep proper compaction and grading so the pad doesn’t heave and throw equipment out of level every winter.
  • Load-rated thickness and reinforcement sized to the actual weight and footprint of what’s sitting on it, not a generic slab size.
  • Drainage-aware placement graded so water moves away from the pad and the equipment on it, rather than pooling underneath.
  • Utility-ready prep conduit, gas line, and clearance requirements accounted for before the pour, not worked around afterward.

Concrete Pad Replacement Frequently Asked Questions

Does my pad need full replacement, or can it just be releveled?

It depends on the cause and extent of the movement. A pad that’s mostly sound with minor settling can sometimes be releveled or resurfaced. A pad that’s heaved significantly, cracked under load, or was undersized to begin with usually needs replacement to actually fix the problem. We’ll tell you honestly which situation you’re in.

Almost always it’s a subbase that wasn’t compacted or wasn’t frost-resistant to begin with, so it moves with the ground through Indiana’s freeze-thaw cycles. Proper subbase prep is the difference between a pad that stays level for decades and one that needs releveling every few years.

Yes. HVAC condensers and generators are designed to operate level; being off can accelerate wear on internal components and, in some cases, affect a manufacturer’s warranty. It’s a real functional issue, not just an appearance one.

It depends on the equipment, manufacturer specs typically call out minimum footprint and clearance requirements. We confirm the exact sizing for your unit during assessment rather than pouring a standard size and hoping it fits.

Yes. A filled hot tub is a genuinely significant sustained point load, and we size and reinforce the pad specifically for that, not for typical foot traffic.

No. We plan for conduit runs, gas lines, and any required clearances before the pour, so they’re built in correctly rather than cut into a finished pad afterward.

Timelines depend on the project, but a new pad needs proper cure time before it can be loaded with heavy equipment. We’ll give you a specific timeline during your quote.
