Steps fail in a way that matters more than almost any other concrete surface, because the safety margin is so thin. Building code exists for a reason: people expect every step in a run to have the same rise, and even a small inconsistency, a quarter inch here, a settled corner there, is enough to catch a foot and cause a fall. That’s a different standard than a patio or driveway has to meet, and it’s why we treat step replacement differently from a flat slab pour.
Approaches, the transition walks and grade changes that carry people from the street, driveway, or sidewalk into a property, have their own failure pattern. They’re often poured at a slope to manage a grade change, which means drainage and subbase stability matter more here than almost anywhere else. An approach that’s heaved or settled doesn’t just look uneven, it can start channeling water toward a foundation, a garage, or a walkway it’s supposed to be draining away from.
That’s why we don’t treat steps and approaches like smaller versions of a patio or walkway job. Whatever we recommend, replacement, resurfacing, or a protective coating, it’s chosen to restore consistent, safe rise-and-run on the steps and correct drainage and slope on the approach, not just make the surface look better until it moves again.
We’d rather tell you the truth than sell you the easiest option. Before we quote anything, we find out what’s actually causing the movement.
If your steps and approach are structurally sound consistent rise between steps, no significant settling or trip hazards, a stable subbase, a coating or resurfacing system is usually the right call. It restores the surface, adds slip resistance where it matters most, and protects the concrete going forward for a fraction of what full replacement costs.
If individual steps have settled out of alignment, if the approach has heaved or sunk enough to hold water or create a lip, or if damage has gone past what resurfacing can hide, we’ll tell you that too. Uneven steps aren’t a cosmetic issue, they’re a real fall risk, and no surface coating fixes an underlying grade or subbase problem. In those cases, targeted or full replacement is the honest recommendation: correcting the subbase, restoring consistent rise and run, and re-pouring the approach to the slope it actually needs.

It depends on how far out of alignment it is and why. A small, stable inconsistency on an otherwise sound set of steps can sometimes be addressed without a full tear-out. Steps that have settled enough to create a real trip hazard usually need replacement to fix the cause. We’ll tell you honestly which situation you’re in.

Yes. Inconsistent rise between steps is one of the most common causes of trip-and-fall injuries on a property, residential or commercial. If that’s what we find during assessment, we’ll flag it clearly rather than treat it as a minor cosmetic issue.
Bare, unprotected concrete is especially vulnerable to salt scaling at step edges and corners, since that’s where winter foot traffic and runoff concentrate it. Our protective systems are chosen to resist that.
